Vacancy and Loss-to-Lease are competing levers.

About

An operator who codes — and a CEO who ships.

Pragati (प्रगति) means progress. I started as an engineer, then spent two decades in multifamily — rising from marketing manager to CEO of Greenline Apartment Management, where I scaled a boutique operator into a $700M, 4,200-unit institutional platform: nine acquisitions, every deal at 20%+ IRR, NOI from 44% to 54%.

Along the way I lived the gap firsthand — the 11pm scramble through ResMan exports, the distance between "we have the data" and "we know what to do." So I started building. That combination is rare: I build the software because I run the operations. Every PragatiAI tool began as a problem on one of my own properties.

The mission is bigger than any single app: help multifamily organizations grow by connecting their data to their decisions — and help the professionals inside them become the leaders their teams and assets deserve.
